The
Woodlands Development Project
The Woodlands Project was put before the Chamber
of commerce in august of 1998 after which it went
to the state for final approval. There are two
main groups that have interest in Woodlands. One
group, The Nipomo Community Advisory Community,
is very opposed to the project. There are two
main reasons for this opposition. The first is
the fact that for water, the Woodlands community
will have to drill wells. That in its self is
not a problem, however, the wells that they are
considering drilling will be 850 feet deep. That
concerns this group because out of all the wells
that provide the Nipomo mesa with water none are
more than 350 feet deep. That means that if there
is a drought, the water table could go lower than
normal with the extra draw from Woodlands. While
woodlands has water, The Nipomo Mesa may not.
The second cause for this stir is that in order
for the Woodlands Community to be built, the growth
cap on Nipomo would have to be raised considerably
from 2.4 percent to 6 percent. These to Factors
have lead The Nipomo Community Advisory Community
to protest the Woodlands Community
The Second group that is for the Woodlands Project
is The Collation for Rural Conservation. This
group believes that The Woodlands Community is
exactly what Nipomo needs. They believe that what
these developers are planning to put in will help
to better us economically. The plan calls for
235 acres of residential, 9 acres of commercial,
18 acres resort hotel, 22 acres of business, and
587 acres of parks and open space. On the residential
plot they will place 1320 "units". The
commercial plot will make up a retail village.
The group is pleased with the amount of housing
and the size of the plot set specifically for
parks and open space.
